Serving Sun Country I

Sun Country I is a subdivision designation that Orange County’s MLS uses for a group of Yorba Linda homes. It is the name that appears in the subdivision field of listing records rather than a legal or administrative boundary, and the pocket it covers on Heather Way and Holly Circle is recorded under Tract 8165.

The parcels we checked inside that tract were built in 1973 and sit on lots of around half an acre, under Yorba Linda’s Residential Estate zoning. House sizes across the wider Sun Country I designation range from under 1,600 square feet to over 5,000, so there is no single “Sun Country I house” — but the pocket does share an age, a lot size and a habit of two- and three-car garages behind long driveways.

Orange County Garage Doors has served Yorba Linda since 2013, and we cover this pocket for everything from a broken spring to a full door replacement.

Fifty-plus-year-old homes, and hardware that shows it

A 1973 tract means garage door hardware that has had a long service life, whether or not the door itself has been replaced along the way. Springs, cables, drums and bearings all wear, though not always at the same rate, because parts may have been replaced at different times. We serve the whole city from our Yorba Linda page.

What Sun Country I Garages Are Actually Like

What we see on these calls, and what it means for the work.

🚗

Two- and Three-Car Garages

Several parcels in this tract carry three-car garages, and the lots leave room for long driveways in front of them. Wider openings mean heavier doors, and heavier doors put more demand on the counterbalance.

🛠

Counterbalance Hardware Age Varies

On a 1973 home the springs, cables, drums and bearings may be original or may have been replaced at different times, so component age varies from house to house. When one of them fails we inspect the springs, cables, drums, end bearings, center bearing, brackets and shaft before recommending a scoped repair.

🏠

Estate-Sized Lots

The parcels we checked run to around half an acre. Lot size on its own does not establish how a driveway or garage is approached, so access is confirmed when the appointment is booked rather than inferred from lot records.

🐎

Residential Estate Zoning

Yorba Linda’s R-E zoning permits keeping equine and other animals as an accessory use to the home. Zoning permits that use; it does not establish how any particular garage is used, so we look at what is actually behind the door.

⛰

Trail-Backed Properties

Several of these properties back onto Yorba Linda’s trail network, which the city describes as over 100 miles of routes shared by hikers, bikers and equestrians.

⏰

Cycle Count Varies

Cycles are what wear springs and cables, whatever the door itself is made of. Driveway length, vehicle count and outbuildings do not establish how often a particular door runs, so we ask rather than assume.

None of this is uniform across the whole subdivision designation, which spans more than one part of the city. We check the door in front of us rather than assuming.

A Documented Garage Door Project in Sun Country I

Not a sample of work from somewhere else in Orange County — a job completed here, with photographs.

Counterbalance system rebuild and dual-spring conversion, September 2026

A 16 ft by 7 ft lightly insulated door in Sun Country I was running on a single torsion spring. The spring broke and the lift cables came loose. On inspection the cable drums had begun cracking, both end bearings were binding, and the roughly 15-year-old cables were frayed at multiple points. Guy recommended a properly matched pair of springs, the homeowner chose it, and the cables, drums, end bearing plates and center bearing were replaced with them. The torsion shaft was in excellent condition and was kept. About an hour on site. Read the full write-up: counterbalance system rebuild in Yorba Linda.

Spring Conversion

Single-to-Dual Spring Conversion

The door ran on one torsion spring. It was replaced with a matched pair sized to this 16 ft by 7 ft lightly insulated door.

New cable drum and end bearing plate fitted in the corner of the door frame
Drums & Bearings

New Cable Drum and End Bearing Plate

The original drums had begun cracking and both end bearings were binding, so the drums, end bearing plates and center bearing were replaced alongside the springs.

Cable Replacement

New Lift Cable Seated in the Drum

The lift cables were roughly 15 years old and frayed at multiple points. Both were replaced and seated in the new drums.

Door and Hardware Choices That Suit These Homes

What tends to work well on a 1973 tract home with a wide opening and an original counterbalance.

Matched Spring Pairs

On a wide door, a matched pair spreads the counterbalance load across two springs. Whether it suits your door depends on the door, so it is a decision made after the inspection, not before it.

Full Counterbalance Sets

Where inspection shows the springs, cables, drums and bearings are all worn, replacing them in one visit costs less than three separate call-outs and leaves the whole system the same age. We recommend only the components that fail inspection or are demonstrably worn.

Insulated Sectional Doors

A garage that stores equipment or doubles as a workshop benefits from insulation. It also adds weight, which is a counterbalance question as much as a comfort one.

Belt-Drive Openers

Quiet enough for a garage attached to living space, and a sensible pairing with a freshly balanced door.

Carriage-Style Faces

Suits the era and the lot sizes here without the weight of solid timber, on a steel or composite door.

Hardware-Only Refresh

If the door sections are sound, renewing rollers, hinges, cables and bearings can add years without replacing the door.

We quote the door in front of us. On a tract where house sizes range from under 1,600 to over 5,000 square feet, a standard recommendation would be a guess — so we measure, check the balance and price the work before anything is ordered.

A 1973 Tract on Estate-Sized Lots

The background on this pocket, and where it comes from.

The Heather Way and Holly Circle parcels inside Tract 8165 were built in 1973 and sit on lots of around half an acre — 0.51, 0.52 and 0.59 acre on three parcels we checked in public property records. They fall under Yorba Linda’s Residential Estate (R-E) zoning, which permits keeping equine and other animals as an accessory use to the single-family home, and several of these properties back onto the city’s trail network.

The public property records reviewed for the Heather Way and Holly Circle pocket did not list an HOA, association dues or controlled gate access. Property-specific access instructions should still be confirmed when the appointment is booked.

One thing worth being straight about: Sun Country I as an MLS code covers streets in more than one part of Yorba Linda, not a single bounded pocket, and the homes it covers vary widely in size. The description above is about the Tract 8165 cluster specifically, which is where the documented job on this page was done.
